Fire Fighting Systems
NBC & TAC-Compliant Fire Fighting Systems for All Building Types
Fire fighting systems are a statutory requirement in modern construction — mandated by NBC 2016 Part 4 (Fire and Life Safety) and local fire department NOC processes. From automatic wet pipe sprinkler systems (IS 15105) and wet/dry riser hydrant networks to addressable fire alarm panels, clean agent gas suppression for server rooms (FM-200/Novec), and portable extinguishers (IS 2190), the right fire safety infrastructure protects occupants, minimizes asset damage, and is a prerequisite for building occupation certificates. Buildigo connects builders and MEP contractors with verified fire safety system suppliers and installation contractors. Share your building type, floor count, and occupancy to receive compliant system quotes.
Types & Grades
Types of Fire Fighting Systems
Automatic Sprinkler Systems (IS 15105)
Water-based automatic suppression systems that activate when a sprinkler head's thermal element reaches its rated temperature (68°C standard response, 57°C fast response). Wet pipe systems (pipes always charged with water) are mandatory in most occupied buildings above a specified height per NBC 2016. Jockey pump + main electric pump + standby diesel pump arrangement required.
Wet & Dry Riser Hydrant Systems
Wet risers are permanently charged water supply pipes with landing valves at each floor for fire brigade use in high-rise buildings. Dry risers are empty pipes fitted with a breeching inlet at ground level — fire tenders connect to charge the system during a fire. LP and HP zone configurations required for buildings above 45m to maintain 3.5 bar at the topmost hydrant.
Fire Alarm & Detection Systems
Conventional or addressable fire alarm panels with smoke detectors, heat detectors, and manual call points per NBC 2016. Addressable systems allow precise fault location down to individual device level — mandatory for large commercial and institutional buildings. VESDA aspirating smoke detection for high-sensitivity applications in server rooms.
Gas Suppression Systems (Server Rooms & Electrical Rooms)
FM-200 (HFC-227ea) and Novec 1230 clean agent suppression for spaces where water or dry powder would damage equipment. FM-200 is discharged at 8–9% concentration to suppress fire without leaving residue — safe for occupied spaces. Used in data centres, switchrooms, and UPS rooms.
Portable Fire Extinguishers (IS 2190)
First-response portable devices in water, CO2, dry powder (ABC), and clean agent types. IS 2190 governs selection, placement (maximum 15m travel distance), inspection frequency, and maintenance. CO2 extinguishers for electrical panels; ABC dry powder as general-purpose; water mist for server environments.

Quick Reference & Selection Guide
Fire Systems by Building Type
| Construction Work | Est. Requirement |
|---|---|
| High-rise residential (stilt + 4 floors+) | Automatic sprinklers (NBC 2016) + wet riser hydrants + fire alarm |
| Commercial office building | Sprinkler (light hazard) + hydrant + addressable fire alarm panel |
| Data centre / server room | FM-200 or Novec 1230 clean agent suppression + VESDA detection |
| Industrial warehouse (high-piled storage) | Deluge sprinkler (extra hazard) + ESFR heads + foam-based suppression |
Choosing the Right Fire Safety System
| Construction Activity | Recommended |
|---|---|
| Occupied commercial and residential spaces | Automatic wet pipe sprinkler system (IS 15105, standard hazard) |
| Cold storage or unheated environments | Dry pipe or pre-action sprinkler system (prevents pipe freeze) |
| Server rooms, switchrooms & UPS rooms | FM-200 or Novec 1230 clean agent gas suppression |
